A purpose-built early learning centre in one of Auckland’s fastest-growing towns is up for sale, presenting a strong opportunity for commercial property investors.
Located at 33 Glenmore Drive, Warkworth, the 2,610-square-metre freehold site is fully leased to Nature’s Nest Early Learning Centre. The centre has operated from the premises since 2011 and is licensed to care for up to 80 children, aged from birth to five years.
The property generates a net annual rental income of $205,711, plus outgoings and GST, with a lease secured through to 2036. It will be sold by deadline private treaty, closing Wednesday, 2 July, unless sold earlier. The sale is being handled by Bayleys Real Estate agents Graeme Perigo and Chris Blair.
“This is a rare chance to purchase a standalone childcare investment on a large freehold site,” said Perigo. “With a long-term tenant in place, steady income, and a location in one of North Auckland’s top growth areas, it’s an appealing option for any commercial portfolio.”
The single-storey building, which spans about 497 square metres, was designed specifically for early childhood education. It includes secure outdoor play areas, well-planned access for pickups and drop-offs, and ample onsite parking for staff and parents.
Perigo noted that the site exceeds Ministry of Education requirements for outdoor space, which supports the centre’s focus on nature-based learning. “The extra land allows more green space for children to play and learn in a natural setting,” he said.
The centre is located in an industrial area that serves as a key employment hub, while also being close to growing residential neighbourhoods. Blair said this makes it convenient for working parents, with nearby schools, parks, and a town centre adding to the location’s appeal.
Warkworth’s population has more than doubled in the past 20 years, now sitting around 7,000, with further growth expected. Auckland Council has identified the area as a key site for future development, with major infrastructure improvements already underway.
Blair highlighted the recent completion of the Puhoi-to-Warkworth extension of the Northern Motorway, which has significantly improved access to Auckland. “The area is benefiting from better transport links and growing interest from both residents and businesses,” he said.
“Warkworth is evolving into a major satellite town, and this property stands to benefit from that momentum.”
